CLEMENT HOUSE
- New teaching rooms, offices and laboratory
- Multi-phase programme delivered over several floors
- ‘Live’ University setting
This complex refurbishment project delivered new teaching rooms, laboratory, offices, reception areas, corridors, lifts and stairs over seven floors of an occupied University building.
Mobilising at an accelerated rate, in response to the University’s requirements, we coordinated the commencement of all three phases of the programme at the same time.
The removal of existing ceilings and M&E services throughout floors three to seven revealed unforeseen structural works were necessary. These were required to strengthen the fire proofing of the structural building fabric soffits to comply with current legislation. Despite these unforeseen challenges, we were able to achieve the critical phase one and two handover dates.
Strict noise restrictions, logistical restraints and the full occupancy of the building were key challenges. Through constant dialogue with the client and robust coordination of our suppliers, we mitigated these effectively.
THIRD FLOOR LIBRARY
- Occupied building
- Refurbishment
Refurbishment and reconfiguration of staff and student areas located within the third floor library building. Works included new floor coverings, furniture and layouts, minor alterations to electrical floor boxes, new wall heaters, new acoustic screens, lighting alterations and redecoration throughout. This contract also included toilet block refurbishments to the first floor.
BUTLERS WHARF HALLS OF RESIDENCE
- Fast-track project
- Occupied building
- Minimal disturbance to residents was essential
Logan Construction was awarded the contract for the refurbishment and alterations of the basement communal spaces in a halls of residence. This was a fast-track project, for completion within eight weeks. The scope of works involved refurbishing areas in the basement of Butlers Wharf halls of residence to provide a common room, games room and computer room alongside modernising of associated corridors.
Works included bespoke joinery and cabinetry which had to be built into the uneven walls and around obstructions. This was all carried out on site by our own skilled joiners. New air conditioning was fitted along with a fully programmable mood lighting system, specialist light boxes, drinks point, bespoke computer desking and storage, dropped ceiling rafts, flooring and full redecorations.
The refurbishment of the rooms was undertaken in an efficient fashion as the residence hall is used year round; by students during term-time and holiday makers in non-term time. Close coordination between our delivery team, LSE Estates and the residence hall managers was essential to minimise disturbance to residents and allow the works to progress smoothly.
