About This Education Project

A new three-story teaching block was designed and built om the southeast corner of Becket Keys grounds.  The building was constructed using a closed panel timber frame solution. This innovative solution provided additional teaching space, communal space and a sixth form center. In addition, the project included extending and refurbishing the external areas to create three netball courts and an informal play area.

The project was procured through a two-stage process. Our appointment was at the first stage of design. During the early stages, various construction options were proposed, including concrete and steel frames. However, these options were not feasible as they were over budget and the program would be under pressure with the build taking place in winter.

In order to provide an efficient and cost-effective solution, we worked with our timber frame provider to develop an alternative solution. The closed panel offering ensured that the building would be watertight quicker than the original solution and completed earlier than expected (June instead of September). This choice also produced a significant cost saving for the client.

The site was very challenging, as it was landlocked and adjacent to an occupied teaching block, a playground and a sports hall used for exams. The logistics of the site resulted in very little space for our site set-up and we employed ‘just-in-time phased’ deliveries. Works were also deliberately programmed to ensure that they did not clash with the School’s exam timetable.

Throughout the build, we engaged with the school to ensure that we met their needs. We hosted a ‘Maths in Construction’ class and donated excess materials and pallets to the school for their allotment area. This collaborative approach ensured that the project was delivered successfully and met the needs of all stakeholders.
