Design and Build refurbishment of offices over two floors, delivered to SKA Gold standards and with critical completion date for end-user occupation.
We recently completed a successful office refurbishment for a Government arm’s length body. We delivered a modern, productive, and practical workplace over two floors (26,000 sqft) through a design and build contract to support the centralisation of the team, hybrid working for the staff, and the ambitious sustainability targets of the client.
Our development of the new space resulted in the provision of various facilities, including open collaborative spaces, open plan offices, meeting rooms of various sizes, meeting pods, a conference room, print rooms, IT support areas, wellbeing rooms, refreshment points, and WC’s.
Meeting the practical completion date was crucial as the client teams were moving out of their current work location. We managed the master program robustly, with focus on the procurement and design subprograms.
Our design team coordinated a robust design to achieve all project outcomes required by the client. We developed designs for noted long-lead procurement items timely, safeguarding client approval times and order dates for acoustic glazed screens and work pods through our trusted supply-chain.
We were considerate of the occupied environment at all times. We engaged robustly with the landlord through the design and construction stages to ensure approvals for our works, including noise, dust, and vibration mitigation, logistics proposals, and traffic management plan.
We promoted regular, detailed, and positive communication with the occupied offices below and above our site areas. We assigned responsibility to our dedicated Site Liaison Officer to ensure communication was robust throughout the project.
We mitigated access/egress risk through our site logistics plan, which we developed with input from local end-users in the design stage. This was submitted to the landlord before commencement to ensure their satisfaction and approval.
We safeguarded external risk factors through our robust traffic management plan, which was regularly reviewed with the client, landlord, and building end-users. We coordinated deliveries/collections at non-peak times to safeguard public safety and daily routine for users of surrounding offices and public park, as well as nearby residents.
Our team achieved the SKA Gold standard for the project, aligning with the long-term sustainability targets of the client. We executed a design, methodology, and travel plan with a clear reduction in CO2, specifically for valid doors, glazed partitions, and flooring. We also implemented an SWMP with recycling championed for waste management.
